Self-adhesive modified bitumen waterproof membrane is a popular cold-applied waterproofing solution. It requires no open flame, brings higher site safety, and is widely used for commercial roofs, basements, terraces and underground structures. Even high-quality membranes will leak if installed incorrectly. Today we share the standard installation workflow and frequent mistakes on site to help contractors achieve long-term waterproof performance.

Standard Installation Steps

1. Substrate Preparation The base surface must be solid, smooth, clean, dry and free of dust, oil, loose concrete and sharp protrusions. Fill pits and cracks, grind down sharp edges. Remove standing water. The moisture content of the substrate must meet the requirement before construction.
2. Apply Compatible Primer Brush or roll on the matching base primer evenly. Do not pool the primer. Wait until the primer becomes tacky-dry before laying the membrane. This step greatly improves bonding strength.
3. Pre-treatment of Critical Details Inner/outer corners, pipe penetrations, drainage outlets and wall junctions are high-risk leaking points. Reinforce these areas with extra membrane strips first before full-area laying.
4. Positioning and Marking Lay out the roll without peeling the release liner, draw reference lines to control overlap width and alignment. Install from the low point to high point so overlaps shed water naturally.
5. Membrane Laying & Air Release Peel off the release liner gradually. Stick the membrane onto the primed substrate. Roll firmly with a rubber hand roller from centre toward edges to squeeze out trapped air bubbles. Do not stretch the membrane during installation.
6. Overlap Sealing Reserve side laps ≥80 mm and end laps ≥100 mm (follow TDS). Stagger end laps between adjacent rolls. Roll all overlaps repeatedly to ensure full adhesion. In cold weather, mild hot-air heating on laps is allowed to activate the adhesive (no open flame).
7. Edge Termination & Inspection Seal membrane ends, upturned edges and flashings with compatible waterproof sealant. Carry out visual inspection and water test if required. Install protective layer when the system design requires it.

Common Construction Mistakes That Cause Leakage

• ❌ Poor substrate treatment: Construction on wet, dusty, loose or oily surfaces. The membrane cannot bond firmly and peels off easily.
• ❌ Skipping primer or laying membrane before primer is properly dried.
• ❌ Ignoring corner and pipe reinforcement; these weak points become leakage channels.
• ❌ Too narrow overlaps, uneven laps or misaligned staggered joints.
• ❌ Leaving air bubbles under the membrane without rolling. Bubbles expand under sunlight and break the waterproof layer.
• ❌ Stretching the membrane during installation. After temperature change, shrinkage creates gaps at seams.
• ❌ Wrong laying direction: Laps against water flow. Rainwater can get under the seams.
• ❌ Forgetting termination sealing at wall upturns and edges.
• ❌ Exposing finished membrane to sharp construction waste without protection.
