SBS Waterproof Membrane or Waterproof Coating for Roof Repair

Roof tops are constantly exposed to sunlight, rain, snow and temperature changes. Substrate cracking and thermal expansion & contraction often occur. Many customers wonder whether to choose SBS waterproof membrane or waterproof coating for roof maintenance. Both have their own advantages, and the selection depends on the condition of roof substrate.

SBS elastomer modified bitumen waterproof membrane features excellent UV resistance and aging resistance. Versions with mineral granule protection can be exposed directly. It has strong puncture resistance and is suitable for large-area roof renovation. It forms a continuous waterproof layer with stable water resistance, ideal for large-scale renewal of old roofs. Its disadvantages include difficult installation on uneven substrates and complex internal corners. Hot-melt application is required, which demands high construction skills.

Waterproof coatings (JS, polyurethane) offer flexible application. They can be easily applied over substrate cracks, internal corners and pipe roots to form seamless waterproof films. They are suitable for partial roof repair, crack sealing or roofs with uneven substrates and many detailed joints. Coatings are applied cold without open flame for better safety. However, pure coating ages rapidly under direct sunlight, so an extra protective layer is usually required. The overall cost is relatively high for full large-area roof renovation.

In short: For full large-area roof renovation, mineral granule surfaced SBS modified bitumen membrane is preferred. For partial crack repair, joint sealing or uneven substrates, waterproof coating is the better choice.

Whichever material you choose, clean the substrate thoroughly in advance. Repair loose and hollow parts. Add reinforcement layers at internal corners and pipe roots. Cure the finished waterproof layer properly, and carry out inspection after rain or water ponding test to confirm no leakage.
